"The owner of the building called me up and asked if I would like to come into this space," Margaret O'Leary told the Montecito Journal at the opening party for her new store at 1235 Coast Village Road. "I was very happy to!"
That's the short version of how most of this fall's new arrivals reached Montecito. A building owner had a finished storefront, and a brand with inventory moved in. The openings that needed new kitchens, permits or a hotel rebuild are on a different schedule, and in 2026 that schedule keeps getting pushed back.
So this season's new places are mostly shops in existing storefronts on Coast Village Road, at the Montecito Country Mart and along East Valley Road. The restaurants announced first, a celebrated chef's dining room on Channel Drive and Nobu inside the Biltmore, are still waiting on construction.
Five shops, and the reasons each arrived fast
The fastest openings this year all moved into space that was already built out for retail.
La Ligne NYC scheduled a soft opening for July 27 at the Montecito Country Mart, on the same side as Alma Fonda Fina. The Montecito Journal reported that the brand was founded by former Vogue editors Valerie Macaulay and Meredith Melling with Molly Howard, formerly head of business development at Rag & Bone. The brand planned a run of in-store special days in place of a single grand opening.
Marfa Stance shows how little lead time a storefront needs. The Montecito Journal announced it in early August for the Country Mart space between Alma Fonda Fina and Rori's Creamery, which the I Heart Montecito Art Gallery had occupied. By September, the brand's own site listed its Montecito store at 1024H Coast Village Road as "Now Open." The same Montecito Journal piece said the shop was expected to run more like a pop-up through the end-of-year holidays. Founder Georgia Dant, who previously led design teams at Burberry and Rag & Bone, makes garments built from interchangeable "parts" in deadstock and recycled fabrics.
Margaret O'Leary opened at 1235 Coast Village Road, Suite C. Noozhawk covered the opening celebration, which philanthropist Teran Davis hosted as a benefit for Girls Inc. The Irish-born designer started with a single handloom in a San Francisco bedroom in 1990. Her employee-owned knitwear company now has 13 locations nationwide, the Montecito Journal noted.
Lela Rose opened its first California boutique at The Post, 1807 East Cabrillo Boulevard, Edhat reported.
Asher Market opened at 1470 East Valley Road, Suite J, next to the post office. Owner Ashley Hayes told Noozhawk that she values working with Peruvian makers. She described the shop's principles as quality, ethical production, small batches and sustainability.
None of these stores needed a hood vent, a grease trap or a commercial kitchen. Each had a lease, fixtures and a date. The one restaurant that opened on time this summer fits the same pattern. Chef Luca Crestanelli's Ancora Osteria moved into the former Via Vai space at 1483 East Valley Road, a room already built as a restaurant. It was scheduled to open Thursday, August 13, after a soft opening for family and friends the weekend before, according to Edhat.
What it takes to turn 1,200 square feet into a kitchen
The corner at 1080 Coast Village Road shows how much slower a new kitchen moves. The Well left the space in December 2025. Before that it held Menelli Tile & Stone and, from 2021 to 2023, the Mad Dogs & Englishmen Bike Shop. The lot was listed with about 1,200 square feet of gross leasable area, licensed for commercial and retail use.
Dave Cantin, chairman and CEO of the Dave Cantin Group, took over the lease that same December. He's converting the space into Sally Boy's Montecito, an extension of the Sally Boy restaurants from New Jersey, with architect Kevin Moore handling the renovation. The plan calls for pizza by the slice, a market and an early-morning coffee shop. The Montecito Journal explained why this one takes longer. Turning the space into a restaurant is "a larger feat than leasing the property to another retail shop, which would require neither the added infrastructure nor long line of permits."
Cantin told Siteline, as the Montecito Journal reported, that the restaurant "won't have any seating inside." Tables and chairs will go on the rear patio. Construction was expected to start by late summer, "and the goal is to open before the end of the year." From the lease in December 2025 to a year-end target makes about a full year for a counter-service pizza shop. Marfa Stance went from announcement to an open door in roughly a month.
The two Channel Drive dates that moved
The same timing gap is wider on Channel Drive, where the projects are larger.
The main restaurant at the Coral Casino, formerly Tyde's, was renamed The Coral Casino Restaurant by Chef Thomas Keller. In January, Siteline reported that the restaurant's website promised a summer opening, with June as the goal, and that the restaurant would be open to the public. The Coral Casino itself is a members-only beach club, so a public restaurant there would give nonmembers a reason to cross Channel Drive. The restaurant's official site now reads "Opening Fall 2026" and invites visitors to sign up for updates from the Thomas Keller Restaurant Group.
Across the street, the Four Seasons Resort The Biltmore Santa Barbara at 1260 Channel Drive has moved its reopening by a year. In May, Eater LA projected that Nobu and Bouchon Bakery would open with the hotel in late 2026. Later that month, the Montecito Journal reported that construction was continuing and quoted Four Seasons commercial director Drew Clark saying there was no opening date. The resort's own site now says it "remains temporarily closed and is expected to reopen in 2027," and promises the date will be posted there.
| Opening | First reported target | Status as of late October 2026 |
|---|---|---|
| La Ligne NYC, Montecito Country Mart | Soft opening July 27 | Opened as scheduled |
| Marfa Stance, 1024H Coast Village Road | "This autumn," announced in August | Open; reported to run as a pop-up through the holidays |
| Ancora Osteria, 1483 East Valley Road | August 13 | Scheduled date reported by Edhat |
| Sally Boy's Montecito, 1080 Coast Village Road | Before the end of 2026 | Under conversion; year-end remains the stated goal |
| The Coral Casino Restaurant by Chef Thomas Keller | June 2026 | "Opening Fall 2026," with no specific date |
| Nobu and Bouchon Bakery at the Biltmore | Late 2026 | Resort reopening expected in 2027 |
The Biltmore's long timeline matches the scale of the job. The plan Noozhawk described in 2024 cuts the guest-room count from 192 to 136 and adds two pools for hotel guests, which development vice president Sean Lavelle said would not be visible from the public side of Channel Drive. Four Seasons now lists enhanced rooms and suites, refreshed dining including the debut of Nobu Santa Barbara, and new pools.
For anyone who parks near Butterfly Beach, one piece of the project matters before any dining room opens. In April, the Montecito Planning Commission approved changes that include six gated driveways to 20 new on-site parking spaces and sidewalk and curb work on Hill Road. They also move 32 parking spaces from the south side of Hill Road to the north side. Noozhawk reported that county staff found the changes would not alter hotel traffic demand. Project representative Mark Lloyd said the north-side spaces could stay available for public beach parking, since hotel guests would have enough parking on site.
Two dates on the calendar that won't move
With the beachfront dining rooms still undated, the confirmed dates for the rest of the year are on Coast Village Road and in the Upper Village, near the new shops.
- Montecito Association Beautification Day, Saturday, November 7. Check-in starts at 9 a.m. in the Upper Village, in front of Tecolote Book Shop. This year Montecito's six districts compete to collect the most litter, with each team led by a Montecito Association board captain. Afterward, everyone regroups in the Upper Village for awards, live music and a hot dog and chili lunch cooked by the Montecito Firefighters. The Montecito Association's event page links to a lookup for finding your district.
- Coast Village Road Holiday Tree Lighting, Thursday, December 3, 4 to 6 p.m. The Coast Village Association's annual tree lighting brings a surprise performance by the Santa Barbara Ballet, the returning Santa Barbara Youth Symphony quartet and caroling by the Santa Barbara Madrigals. The organizers invite families and four-legged companions to come in holiday attire.
The tree lighting falls in early December, before Marfa Stance's reported holiday run ends, and right around the time Sally Boy's has said it hopes to have its patio tables set up at 1080 Coast Village Road.
Andrea O'Loughlin at Searching Santa Barbara follows Coast Village Road and Channel Drive store by store, including the Biltmore's move toward a 2027 reopening.
